The Site & Developer

Tenet executive condominium or EC at Tampines is located at Parcel A of Street 62. The site measures 23,799.2 sqm or approximately 256,172 sqft and has a maximum gross floor area of 59,498 sqm or approximately 640,431 sqft. This means that the site is able to yield up to an estimated 618 residential units. The land parcel at Tampines Street 62 (Parcel A) was open for tender on the 15th of April, with the Housing & Development Board (HDB) acting as the Government’s land sales agent. The tender was closed on the 22nd of July 2021 and received a total of 9 bidders. 

Tampines Street 62 Parcel A - Land Bid

A new record price was set for this EC land which came in at $422 million, which translates to a land rate of $659 psf ppr (per square feet per plot ratio). The previous highest record price was an EC plot over at Copen Grand which stood at $603 psf ppr. This time round, Tenet at Tampines EC Street 62 Parcel A was awarded to a joint venture consortium comprising of Qingjian Realty and Octava Pte Ltd joint venture, and Santarli Realty. The second highest bidder, Intrepid Investment and TID Residential, came close at $650 psf ppr. An amount which stood at only 1.4% lower than the top bidder. With a land bid price of $659 psf ppr, it is expected that Tenet price may hit a record high for EC pricing with an average of $1250 psf. This is still relatively cheap as compared to new launch condominium as they start to cross the $2000 psf mark. 

The number of bids shows that the current pandemic situation in 2021 is seen only as a short term event. Developers remain optimistic and confident as they are looking to replenish their land banks in preparation for more new launches in 2022. Home prices continues to remain resilient and trending upwards, whereas new launches shows strong buying demands from local Singaporeans.
