The Government Land Sales (GLS) conducted back in late 2018 drew a total of 3 bidders. The GLS tender was closed on 14 of December and had a winning bid of nearly $700mil. Based on the total gross floor area of 1.02mil sqft, the tender works out to be around $684.48 PSF PPR (per square foot per plot ratio). However because this plot of land will be planned based on a township with commercial and residential components, the PSF PPR will be lower considering the lower gross floor area of 832,480 sqft. This size excludes the public spaces and works out to a sum of around $840.86 psf ppr The winning bid of the plot was by Phoenix Residential Pte Ltd. This company is a joint venture between Allgreen Properties and Kerry Properties. Both of these companies are part of the Kuok Group which is well known by many as the Malaysian tycoon Robert Kuok.

URA Master Plan

Pasir Ris 8 will benefits from the upcoming URA masterplan to rejuvenate the area to a whole new town. The 4 main focus are:
