Former Maxwell House Redevelopment

TMW Maxwell sits on the former site of Maxwell House. The construction and completion of Maxwell House dates back to 1971 with its 99 years leasehold tenure starting from 1969. The former site comprise of a 13-storey commercial building that has a plot ratio of 4.3 accordingly the the URA Masterplan of 2019. Maxwell House underwent a collective sale with an initial reserve price of S$268m. Subsequently, the tender came in higher with a final price of S$295m. It was awarded to joint developer consisting of 3 listed companies namely:

  1. CEL Development (Chip Eng Seng) – 40% stake
  2. SingHaiyi Investment (SingHaiyi Group) – 30%
  3. Chuan Investment (Chuan Holdings) – 30% stake

Maxwell House Redevelopment will consist of an all new mix-use development comprising of both commercial and residential components. Subject to approval, the joint tenderers is seeking for the new site to have a fresh new 99 years lease with 5.6 plot ratio and a gross floor area of an approximate 234,072 sqft.

CEL Development

Chip Eng Seng Corporation Ltd is a local and listed developer that is on the SGX-ST. The company is mainly involve in sectors including construction, investment, hospitality, precast technology, civil infrastructure, and more.
