The Site & Developer

Terra Hill is located at the former Flynn Park condominium on Yew Siang Road. Situated just 350m from Pasir Panjang MRT, the freehold plot of land has a site area of about 208,443 sqft or 19,365 sqm. Flynn Park was construction back in 1986 and sits on an elevated plot of land comprising of 72 units. Flynn Park first en bloc attempt was back in June 2018, just before the announcement of the 2018 property cooling measures. Due to uncertainties, the en bloc failed to find a buyer after the property cooling measures were implemented. Flynn Park condo second attempt at the en bloc went through and closed on the 9th September of 2021. It achieve the highest en bloc sales in 2021 with a closing price of $371 million.

The plot was acquired by joint developer Hoi Hup Realty and Sunway Developments. With a bid of $371 million, it translates to a land rate of $1355 per square feet per plot ratio (psf ppr). This psf ppr takes into consideration the development charge of estimated $24million in order to increase the plot ratio to 1.4. The maximum height that can be built on Flynn Park New Condo will be up to 5 storeys, based on a plot ratio of 1.4. An additional $16 million in development charge will be required for the addition of 7% bonus gross floor area (GFA).
