The Developer for The Hill@One North

The Hill@One North was acquired via a government land sales located in District 05 close to the vicinity of One-North and Buona Vista. The GLS was launch on 15th June 2021 and closed on 28 Sept 2021. Slim Barracks Rise Parcel B, which measures 5,936.69 sqm or about 63,902 sqft, attracted a total of 10 bidders. This is similar to that of Slim Barracks Rise Parcel A which also attracted a total of 10 bidders. The number of bidders has outperformed the previous GLS launched back in 2019 which was subsequently developed into One-North Eden. One-North Eden saw their median selling price of $2000 psf which had more than 80% of units snapped up within few months of sales launch. 

The top bid for Slim Barracks Rise Parcel B was awarded to Gao Xiuhua, which is one of the owner of Kingsford Development. The site fetched a top bidding price of $162.4 million, which translated to a land cost of $1210.1 per square feet per plot ratio (psf ppr). Meanwhile, the second highest bidder fell short of close to $4 million at $158.59mil tender price. The site has a permissible gross floor area (GFA) of 12,467 sqm, which is able to house a total of an estimated 142 units. At a land cost of $1210.10 psf ppr, it is slightly lower than One North Vue at Slim Barracks Rise Parcel A which has a psf ppr of $1230.20. After factoring in the construction cost and other fees, Slim Barracks Parcel B and Parcel A is expected to launch at a price of $2100 psf onwards. 

Kingsford Development Pte Ltd was incorporated in Singapore back in 2011. The company is a subsidiary of parent group, Kingsford Group, with operations in China and Australia. The parent group are mainly focus on commercial and residential property developments. Founded by Chinese entrepreneur Cui Zhengfeng, he started his property development company back in Shenyang, China. After recognising the potential of Singapore’s real estate market, Cui set up a subsidiary under Kingsford Development Pte Ltd. Kingsford Development managed to secure their very first large scale project in Hillview Peak which feature 512 residential units over at Hillview Avenue. In the following year of 2013, the company went on to develop Kingsford Waterbay located along Upper Serangoon View. The massive plot comprises of 2 GLS site which was successfully secured by Kingsford Development. After selling out their inventory in Singapore, Kingsford managed to secure their next development plot over at Normanton Park via an en bloc deal. The en bloc purchase had a staggering sum of $830.1 million which took place in 2017. Normanton Park was launched in 2021 and achieved amazing results with more than 80% sold within the year. Looking to replenished their land bank here in Singapore, Kingsford Development managed to secure their latest plot of land over at One-North. The Hill@One North will be Kingsford Development latest property to be launch for sale in 2022. 

Kingsford Development is currently managed by his daughter to oversee real estate works in China, while Kingsford Development Pte Ltd is managed by Cui Zhengfeng himself. He currently resides in a posh waterfront bungalow located over at Sentosa Cove, with his residence address is also his business address.
