Seletar Aerospace Park - The Oval

In the past, Seletar Aerospace Park was just an area filled with mangrove swamps and rubber plantations. The land that was around 240 hectares was bought over by the Straits Settlement government in 1923 and later handed over to the British Royal Air Force (RAF) to serve as a military airbase which opened in 1930. This remains as the home for the RAF of Singapore which is an important station that guarded vital trade and transport routes. Not until recently in 2006, the Singapore Government has engage JTC Corporation and the Economic Development Board (EDB) to redevelop the airbase into a thriving aviation industrial hub. Constructed in phases, it was completed in 2018 which has the potential to generated over 10,000 skilled workforce in the area. The goal to retain part of Singapore’s history was a success. The 320-hectare park is now a thriving aviation industrial hub that comprise of not only Seletar Airport, but also 32 colonial buildings and bungalows. Most of this places are conserved and rented out to commercial tenants. It is now an attraction to visit this area, with conserved black and white bungalows rented out to F&B establishments that can be found over at The Oval. Such places brings live into an otherwise mundane area whereby residents can enjoy the rustic feel while dining in such restaurant and bistro bars.

The Developer & Site

The Tong Eng Group was founded more than half a century back by the Tong Eng Brothers. Like many Singaporeans descendants, they were one of the founding fathers of Singapore coming from the Hui An district of Fujian province in China. They migrated to Singapore in search of a brighter future. After the Second World War, the brothers saw the opportunity of rebuilding Singapore. They have acquired various plots of undeveloped freehold land in hopes to build them up in the coming future. These land were large hectares along the Singapore suburbs which includes Upper Serangoon, Changi area, Pasir Panjang, and where now Belgravia Ace is currently located over at Yio Chu Kang.

In the early days, these land that were acquired were developed into houses that were rented to the British Forces. With their network from Tong Eng’s Tin can business, they were able to have deals in selling various plots of land around Singapore to oil companies such as Esso and Exxon Mobil. With these business dealings, they were able to breakeven on their earlier land banking costings.

Over the decades, the company have expanded their property portfolio to developing property in the suburbs of Singapore, as well as Singapore’s Central Business District (CBD. In todays modern context, Tong Eng Building can still be found standing in the prime land of Cecil Street in the CBD. Today, The Tong Eng Group is continued by the third generation which still continue to source for investments and opportunities to acquire more land.
