Bartley Vue land site which is located off Bartley Road was acquired via a Government Land Sales (GLS) back in the second half of 2019. The 99 years leasehold trapezoid-shaped site along Jalan Bunga Rampai has a plot size of 4666.6 sqm or roughly 50,230.9 sqft. It has an estimated maximum gross floor area of 9800 sqm (105,486 sqft) and can yield about 115 residential units. The site is situated just next to Bunga Rampai Park and Bartley Secondary School. It is also conveniently located minutes walk to Bartley MRT Station which forms part of the circle line.
Comparable nearby projects such as Bartley Ridge which was completed in 2016, and Botanique at Bartley which was completed in 2019, are all previously GLS sites. The transacted resale value for a unit average to be in the range of $1350 to 1515 psf. Further up north of these sites are freehold plots of low rise low density developments such as The Gazania and The Lilium. These freehold launches are around $2000-2100 psf. The second top bid came in at $80.10m or $759.34 psf ppr by property developer Sim Lian Land. The lowest bid was only at $58.06m or $550.40 psf ppr by TID Residential.
Wee Hur started off from a construction background back in the 1980s. It was known as Wee Hur Construction Co and subsequently incorporated as Wee Hur Construction Pte Ltd. In 2008, the company was listed on SGX under the company of Wee Hur Holdings Ltd. The following year, Wee Hur ventured into the real estate development scene developing its first ever industrial project known as Harvest@Woodlands.
