The Watergardens @ Canberra is a full residential condominium located along Canberra Drive. 2 residential parcel adjacent to each other was put up for Government Land Sales (GLS) in November 2019. The GLS tender was closed on 3rd of March 2020 which drew relatively healthy bids within market expectations. The 2 plots, Parcel A and Parcel B, was both tendered to different developers. Parcel A attracted a total of 5 bidders, with the top bid standing at $129.2 million price tag, or $644 per square feet per plot ratio (psf ppr) based on a land size of 13,315.3 sqm. The winning bid goes to Oasis Development, a boutique developer by JBE holdings. Parcel A will be developed into the upcoming private residential condominium. Parcel B, which is the site for The Watergardens @ Canberra, attracted a total of 4 bidders. The winning bid went to a joint developer between UOL and UIC. This price tag of S$270.2 mil works out to $650 psf ppr based on a land size of 27,566.1 sqm.
The psf ppr between the 2 plots are almost equivalent of each other. However the size of the plot is much different, with Parcel B which is the site of The Watergardens @ Canberra, being almost twice as large as Parcel A.
