The Botany at Dairy Farm is a plot that was acquired via a Government Land Sales tender which was put up for public tender in October of 2021. The site located along Dairy Farm Walk sits on a land size of 15,663.2 sqm or about 168,597 sqft with a maximum gross floor area (GFA) of 354,057 sqft. It is estimated that the development is able to yield about 350 – 400 residential units. Based on the URA master plan, the plot sits on a medium-rise density zone and can accommodate buildings with a maximum height of 85 metres. The site a Dairy Farm Walk GLS garnered a total of 7 bidders, with Sim Lian Group topping the bid at a tender price of $347,001,000. This translates to a tender sale price of $980 per square feet per plot ratio (psf ppr). The second highest bidder fell short at a tender sale price of just $970 psf ppr, from joint venture United Engineers and Soilbuild Group. With Sim Lian Group coming in tops at $980 psf ppr, it is estimated that the launch price to be around the range of $1800 to $2000 psf.
Sim Lian Group has previously participated in a couple of bids but fail to secure land plots via the GLS scheme. Their last development was the popular Treasures at Tampines, which was acquired via en bloc of the old Tampines Court. The development was recently fully sold back in February of 2022. With that, Sim Lian Group has depleted its land bank and The Botany at Dairy Farm came in at the right time for Sim Lian Group to work on. With a total of 7 bidders, it is no surprise that GLS conducted even in the Outside Central Region (OCR) of Singapore receive such results as this follows the robust property trend of new home sales in the year 2021. Recently, there are many developer that are looking to expand their depleting land bank as demand for new homes increases and a shortage of GLS. This is coupled to the fact that inventory for unsold private residential units has seen a record low in recent times.
