Sophia Regency is a freehold development along Sophia Road. The site was formerly an old apartment block known as Casa Sophia which comprise of only 12 units. Sitting on the land size of 12,328 sqft, Casa Sophia was first launch for tender in July 2018 with a price of $36 million. This translates to a psf per plot ratio (psf ppr) of $36 million. However due to its untimely manner with the government’s new property cooling measures just announced, there was a shift in developer’s sentiment. In March of 2019, owners of Casa Sophia lower their expectation with an asking price of $30 million, which translates to $1158 psf ppr. There was a couple of interest and offers but did not went through. Finally in Dec of 2019, owners of Casa Sophia sold collectively via a private treaty deal with a price of $29 million or $1119 psf ppr. The purchase was through a Chinese investor name Zhang Zhiming, with a Singapore-based real estate firm East Asia Sophia Development. A quick search on the company reveal that East Asia Sophia Development is incorporated in 20th January 2009 with a paid up capital of S$2.4 million. A further search revealed that the director of the company is also Zhang’s wife namely Huang Yanhong. Huang’s elder brother, Huang Guangyu, is the founder of Hong Kong Listed company known to be a privately owned electrical appliance called GOME Retail Holdings Ltd. He was also once the richest man in China with his dealings in Home Appliances mainly in China and Hong Kong.
