Pine Grove Parcel A was put up for residential tender and subsequently closed to the highest bidder between joint venture UOL Group and Singapore Land Group. Coming in at a price of S$671,500,800, this price tag is just $800 higher than the second bidder by Allgreen Properties. In total, there were 5 bidders for Pine Grove Parcel A plot. Situated just beside Parcel A is Parcel B, which is set aside under the Reserve List. Despite having Parcel B situated just next to Parcel A, developers are quick to replenish their landbanks with such attractive location that has not seen a Government Land Sales (GLS) since 2001 in this area. Speculators have even anticipated that a possibility of a future MRT station might just be nearby this area. Though no announcement have been made of its precise location, the speculation of a nearby MRT station is likely to be part of the Cross-Island Line.
Based on the size of land and bid submitted, this plot translates to a land rate of $1318 psf per plot ratio (psf ppr). This could possibly meant that Pine Grove Parcel A plot might be launching in the fair range of between $2300 -2400 psf after factoring in its construction and various costings.
