North Gaia is an executive condominium (EC) development located along Yishun Avenue 9. The land parcel was obtained via a Government Land Sales (GLS) back in 2020. The plot has a site area of about 231,575 sqft with a gross floor area of about 648,418 sqft that can potentially yield around 600 residential units. The tender was closed by the end of October 2020 with bids above expectations considering the current pandemic. The site attracted a total of 7 bids with Sing Holdings securing the highest bid at $373.5 million. This translates to a land rate of $576 per square feet per plot ratio (psf ppr). With a land rate of $576 psf ppr, the estimated breakeven cost will be around $1000 psf. Compared to the previous 2 executive condominium launch for sale in 2019, North Gaia land rate is slightly higher which shows the developer confident level in selling out the development. In addition, the lack of new EC launches in the area may led to a pent up demand of HDB upgraders in the area.
