The Developer
Midtown Modern condo is a new development launch along Tan Quee Lan Street. The site was put up for tender by the government which attracted only 2 bidders. Even then, both bidders were somehow related parties;
The GLS site was awarded to the joint venture between GuocoLand and Hong Leong’s subsidiary Intrepid Investment. The tender price came in top at close to S$800m which translates to a per square foot per plot ratio of $1535. Coming in second place is a joint venture which is related to City Development Limited and a subsidiary of MCL Land. Their tendered price stands at S$1473 psf ppr.
Earlier in 2019, another tender site located along Middle Road received a much better response of 10 bidders, with Wing Tai Holdings winning the site with their top bidding price of S$492m or $1458 psf ppr. The upcoming development is also known as The M which received an overwhelming response in comparison to current market sentiment. During the launch preview day, Wing Tai managed to sold about 70% of their total unit launch. This translate to a figure of about 360 units being sold on the first day.
Midtown Modern being priced slightly higher than The M condo in terms of purchase price and psf ppr comparison, is of a better location than The M at Middle Road. The development is located just adjacent to Bugis MRT, with an exit/entry MRT entrance located just in front of the development. It will ultimately depend on the price point that the developer will be selling during the preview day. As of the current market sentiments, buyers are currently much more price sensitive, and it is crucial for any developer not to launch above certain price point that will deem too expensive for potential purchasers.
