The Site & Developer
Liv @ MB site was acquired via a collective sale or en bloc in 2018 from the previous development known as Katong Park Towers. The former development is a 99 years development which commence in 1982 and TOP in 1987. There were a total of 117 unit with a reserve price of $288 million. Under the URA masterplan, the site sits on a plot ratio of 2.1, with a maximum building height of 24 storey. As Liv @ MB is located in a low rise landed enclave, potential buyers will get to enjoy an unobstructed panoramic views of Singapore’s city skyline. The site attracted a total of 10 bidders, all of which were above the reserve price. This is partly due to the shortage of huge land plot for sale in this prime area of District 15, continuous strong demand, and close proximity to future Katong Park MRT. The top bidder was awarded to well known Singapore listed developer Bukit Sembawang Estate with a price tag of $345 million. This amount is well above the reserve price by around 20%. This translates to a price of $1280 per square feet per plot ratio (psf ppr), after factoring in the lease top up of $60 million to 99 years leasehold. This enbloc came as a substantial windfall to existing owner of Katong Park Towers. Owners of Katong Park Towers will get to receive a payout of $2.25m to the largest penthouse owner receiving a sum of $12.08mil.
Bukit Sembawang Estates Limited was incorporated in Singapore back in 1967 and listed on the Singapore Exchange. Before the company was incorporated, their humble beginnings was dated back in 1911 as a rubber company. Through the vision of Lim Koon Teck and the support from notable businessman Lee Kong Chian, the former had the vision to develop affordable housing that are within reach of the salaried worker after the WWII. The main objective was to provide a roof over the heads for the locals and meet Singapore’s housing shortage. Fortunately in the era of 1950s-1960s, Lee Kong Chian was by then the richest man in South East Asia through his rubber company and had acquired many plots of vacant land. With their close friendship and the capabilities of Lim, the latter was appointed to director of the company that overlook the company’s real estate expansion. In order to solve the housing shortage post WWII, Lim ran a factory on Lee’s estate that specialised in producing concrete blocks to supply and develop more affordable housing for the locals. In 1968, Lim was appointed as Chairman of Bukit Sembawang Estate Limited. Over the years, he continue to build affordable housing at low construction cost in areas such as Sembawang and Upper Thomson. These properties were sold 10-15% lower than what other developers where charging in that era.
Today, Bukit Sembawang Estates Limited focus solely on real estate investments, development, and property related activities. It has a portfolio includes developing over 4600 landed homes in Seletar Hills, Sembawang Hills, and Luxus Hills. The company have also built more than 1800 residences units in Singapore’s prime district 09 and 10.
