The tender over at Lentor Central site was put up for Government Land Sales (GLS) and closed with an astounding nine bidders in all. The highest bid came in at a price tag of $784.1 million by well renowned developer GuocoLand. This translates to a land rate of $1204 per square feet per plot ratio (psf ppr). The second highest bid was also by another well known developer, Hong Leong Group and TID Pte Ltd. They came in at $1152 psf ppr which is an estimated 4.5% lower than GuocoLand winning bid. 

In the recent GLS tender nearby over at Ang Mo Kio in May 2021, the top bid came in at $1118 psf ppr. Responses from the recent tender bids in this region indicates a pretty healthy and strong signal that the developer is bullish in the current property market. Despite the current Covid situation, the dwindling supply for new launches in the outside central region of Singapore creates a pent up demand, as shown in the recent sales of Pasir Ris 8 on launch day. Pasir Ris 8 saw its preview sales at over 85% of its unit snapped up over the launch weekend, with units that were sold up to $2000 psf. In addition, the previous launch in Lentor region was back in 2005 when it sold 421 units over at The Calrose condominium.
