The site was the former Katong Omega Apartments along 357 East Coast Road which went up for collective sale en bloc with target price tag of $41 million. The former freehold development comprise of only 18 owners. Singapore Listed Global Dragon Limited, which is formerly known as TMC Education Corporation, acquired the site for $46.31 million when public tender closed. The en bloc attracted 7 bidders through marketing agent Teakhwa Real Estate. It has a land area of estimated 27,902.2 sqft with a plot ratio of 1.4. The potential Gross Floor Area (GFA) for the redevelopment of the new site is about 39,063.4 sqft. With the price tag of $46.31 mil, the per square foot per plot ratio for the development translates to about $1140.7 including 10 per cent bonus balcony GFA. Each of the 18 ex owner of Katong Omega Apartments will stand to receive about $2.52m – $2.6 mil.
