The 99 years leasehold residential site was launched on the 20th of January 2016 for public tender. The condominium development plot will be named Grandeur Park Residences and is located at the junction of New Upper Changi Road and Bedok South Avenue 3. There were 8 bids in total with Chip Eng Seng subsidiary, CEL Residential Development, topping the highest bid at $419.38 million. Following the success of High Park Residences, CEL Development is confident that Grandeur Park Residences will be their next successful launch because of the location and convenience of this plot. At $419.38 million, this amount translates to $761 psf ppr (per square foot per plot ratio). This figure came at 3.8% lower than the nearby site, The Glades, which was tendered in October 2012. The eventual breakeven cost is estimated to be $1,250 – $1300 psf. It is expected that the average psf for Grandeur Park Residences to be 15% higher than the estimated breakeven price.
