Sim Lian’s bid translate to a psf per plot ratio (psf ppr) of $1069. Unlike the plot just opposite which was launch for tender in January of 2022, Tembusu Grand received a total of 8 bidder, which stood at $1302 psf ppr. This only shows that developers are now more cautious in their approach due to economic uncertainties, interest rates, and construction cost.
