The Site
Amber Sea is located on the site of the former Amber Glades condominium. The former site was bought over via a collective sale for $118.1 million inclusive of a $4million development charge. This was the 4th attempt at an enbloc sale for Amber Glades. The very first time residents has the consensus for an enbloc was back in 2007 with a guide price was $145 million. This translates to $1345 per square foot per plot ratio (psf ppr).
In the latest enbloc attempt, the developer that successfully bought the freehold district 15 site is Far East Organization. Amber Glades property is on a 40,917 sqft site and can yield a potential of 114,568 sqft gross floor area. With this, Far East Organization reckons that they are able to build a block of 22 storey that can comprise about an estimated 110 units. That is if they were to build with an average unit size of 1000 sqft.
The former Amber Glades had a 2 blocks of 10 levels, with a total of 63 units. With the en bloc price of $118mil, each owner will receive about $1.34 mil to 2.24 mil. With the land cost amounting to $1066 psf ppr, DBS thinks that the project will breakeven about $1500-1550 psf ppr.
The Developer
Far East Organization (FEO) is a property development company that was founded back in 1960 by Singaporean Billionaire Ng Teng Fong.
