The Developer and Condo Site
TSky Development is a JV or joint venture construction company between Tiong Seng Holdings and Ocean Sky International, hence the name of the JV company. The company is a real estate developer that is recently founded in 2017. However, the history of each of the construction company goes way back, which mainly involve in construction and engineering. These includes all forms of civil engineering works such as structural works that involve demolition, underground infrastructure, and general building works. The group has many joint partners in the past for various property development mainly in Singapore. They include Sloane Residences, landed house over in Nim Drive, factories over in Tuas area, and many more.
Cairnhill 16 will be the latest addition to their JV portfolio partnership. It features a freehold development that is located in District 09 along 16 Cairnhill Rise. Cairnhill Heights was the former development that was bought over via a collective sale by Tiong Seng Holdings and Ocean Sky International in a 60-40 per cent joint venture respectively. The joint venture developer will be known as TSky Cairnhill Pte Ltd. Residents of Cairnhill Heights were asking for above $80 million in collective sale, however Cairnhill 16 enbloc went through and was acquired for $72.6 million.
The site sits on a freehold land of an estimated 1431 sqm in land size, with a plot ratio of 2.8. Assuming the average size of each unit to be 95 sqm, the site may be redeveloped into a potential 42 units. Cairnhill 16 however will have 39 limited units for sale in total. With the information gathered, the estimated break-even price will be in the range of $2680 psf – $2760 psf. In the current market, it is considered to be a fair market value considering the prime location of the development in comparison to other prime land that are sold recently.
