77 @ East Coast was formerly a site located at 77 Lodge. The freehold mix development is located along 77 Upper East Coast Road and Hacienda Grove. Bought over by KTC Group, via a subsidiary of KDC (77) Pte Ltd, the former plot comprise of 3 storey mixed residential with commercial F&B on the ground level. It was sold to KTC Group for a price tag of $29 mil through a private treaty. The price together with development charges incur works out to be around a total of S$978 per square feet per plot ratio.
This freehold site is zoned with a plot ratio of 3.0 under the 2014 URA masterplan. a mix development on the first level and residential on the upper level can be constructed based on the new masterplan.
